Scope of Work – Site Visit (General Engineering / Construction / Facilities)

  • Pre-site coordination and briefing

    • Review of available plans, drawings, and client requirements prior to visit

    • Confirmation of site access, safety protocols, and point of contact

    • Identification of key inspection objectives (structural, MEP, finishing, etc.)

  • Site mobilization and safety compliance

    • Arrival at site and sign-in/logbook entry

    • Use of required personal protective equipment (PPE)

    • Compliance with site-specific safety regulations and hazard awareness

  • Visual inspection of existing conditions

    • Assessment of structural elements (columns, beams, slabs, walls)

    • Evaluation of architectural conditions (finishes, cracks, leaks, defects)

    • Identification of visible defects, damages, or non-conformities

  • Mechanical, Electrical, and Plumbing (MEP) inspection

    • Verification of plumbing lines, fixtures, and drainage conditions

    • Inspection of electrical panels, wiring, and load distribution (visual only unless authorized testing)

    • Evaluation of HVAC systems (if present), airflow, and operational condition

  • Measurement and validation

    • Site measurements for verification against submitted plans

    • Layout confirmation and dimensional checks

    • Identification of deviations between as-built and design drawings

  • Documentation

    • Photo documentation of all relevant findings

    • Video recording (if required or permitted)

    • Field notes and issue tagging per area or system

  • Issue identification and assessment

    • Listing of defects, risks, and potential code violations

    • Classification of issues (minor, major, critical)

    • Preliminary technical assessment of probable causes

  • Client consultation (on-site)

    • Real-time discussion of observed issues

    • Clarification of client concerns or requested modifications

    • Preliminary recommendations (non-final unless specified)

  • Report preparation (post-visit)

    • Compilation of site visit report with annotated photos

    • Summary of findings per discipline (structural, architectural, MEP)

    • Recommendation of corrective actions or further studies

  • Follow-up actions

    • Preparation for engineering design, repair scope, or BOQ (if required)

    • Coordination for second visit or specialist inspection if needed

    • Submission of final report to client or project team
